QuadReal Property Group

The Location: 308 4th Ave SW Calgary, AB

The Goal: Full renovation of the 28^th floor including the elevator lobby for QuadReal Property Group’s new Calgary corporate office.

The Space: The project space was 20,893 sqft on the 28^th floor including major demolition and elevator lobby.  Renovations to accommodate new reception, large greeting area, large corporate boardroom c/w custom acoustics, three meeting rooms, client lounge and internal breakout/recreation room.  The entire office space was completed using high end materials, all office fronts are demountable partitions.

Project Complications: The main project complication was the clients aggressive schedule.  We worked extensively with the consultant team to identify possible equipment and material lead times that would conflict with the client’s completion date.  We worked directly with the ceramic tile suppliers in Italy to pre-order and expedited the delivery as well as pre-order the LED light fixtures to ensure they arrived one site when required to maintain an effect schedule.

The Team:  The team was base building engineers Mulvey Banani and Smith Anderson working in conjunction with Kasian Architecture.  Project manager was Kevin Goudie and the site superintendent was Darryl Hoobanoff.  All team members were locally based and familiar with both the building as well as the client team.

The Project: Start date was December 27, 2018 with a completion date of April 26, 2019.  The project consisted of a full renovation to the 28^th floor including the elevator lobby.  The tenant space and elevator lobby were both completed with high end finishes including large format ceramic tile floors and wall cladding, acoustical perforated wood veneer ceilings and wall paneling. 

Project Completion: Final sign off and commissioning of the original project scope were completed April 26, 2019.
